Questions agency principals ask
Before moving a managed portfolio into one system.
Is TenantSync built for letting agents or for landlords?
Letting agents first. Landlords use it too, but the agency-shaped parts — branch scoping, managing for many landlord clients, client-money compliance, per-landlord disbursement and the PSRA module — exist because the primary users are Irish letting agencies managing roughly 30 to 300 tenancies.
How does access work across branches and staff?
Records are scoped by agency and branch. An agency administrator sees every branch, a branch manager sees their own, and an agent sees what they are assigned. Landlord clients and tenants get their own portals showing only their own properties and tenancies. Included seats are 3 on Standard, 5 on Growth and 10 on Premium.
Does it cover PSRA obligations as well as RTB?
Yes, on the Growth plan and above. The PSR module covers licence renewal clocks across licence and holder types, s.43 Letters of Engagement, a designated client-account register with per-landlord ledgers and monthly reconciliation, PII, tax clearance and Compensation Fund tracking, advertising checks, a complaints register, and a one-click inspection pack under six-year retention. It is not included on Starter or Standard — for most agencies it is the reason to be on Growth.
Does TenantSync submit the RTB registration or renew our licence for us?
No, and it should not claim to. TenantSync drafts Form 1, validates it, produces a signed PDF and tracks the tenancy through to confirmation, but you submit through the RTB portal. On the PSRA side it records the licence, derives the renewal clock and sends escalating reminders, but you deal with the Authority. What it removes is the chance of the date passing unnoticed.
How does rent collected into the agency account get split out?
Transactions from the connected agency account sync every six hours and are scored against active leases and open invoices, so payments land on the right tenancy. Management fees calculate from your configured rate, contractor costs deduct, and a per-landlord disbursement statement generates monthly for approval before payout. Outbound payments are matched back against the bank feed to confirm the payout left.
Can we move off Letman or a spreadsheet without rekeying everything?
Yes. TenantSync imports directly from Letman and from CSV, so properties, tenancies, leases and rent details come across intact, and concierge onboarding is available to get the agency fully set up rather than leaving you to it.
What does it cost for an agency?
Standard is €99/month for up to 100 units, Growth €149/month for up to 200 with the PSRA module and bulk RTB compliance, and Premium €199/month for up to 300 with a dedicated account manager and API access. Every plan starts with a 14-day free trial and no credit card.
