When is an Irish tenancy due for RTB registration?
Within 30 days of the tenancy commencing. TenantSync derives that date from the tenancy start date when the lease is created, recalculates days-to-deadline on every change, and moves the registration to overdue if the window passes without confirmation.
Does TenantSync submit the registration to the RTB for me?
No. TenantSync drafts Form 1, validates the fields, produces a signed PDF and tracks the tenancy from draft through to confirmation — but you submit through the RTB portal yourself and then mark the registration submitted. Registration proof uploads against the tenancy so the record stays complete.
How does the national rent cap calculation work?
Since March 2026 national rent control replaced the Rent Pressure Zone system, capping increases at CPI or 2%, whichever is lower. The rent-review tracker calculates the maximum legal rent from CSO All-Items CPI data against the 2% cap, tells you which rule applied, and shows a disclaimer. It also tracks the next eligible review date, twelve months on from the last review.

What happens at the annual renewal?
Each registration carries a renewal date one year from the tenancy start. As it approaches, a daily job emails a reminder. You can start the renewal pre-filled from the previous registration, and any tenancy changes since the last submission are flagged so you amend the details rather than re-key them.
Can we move an existing portfolio across without rekeying it?
Yes. TenantSync imports directly from Letman and from CSV, so tenancies, leases and rent details come across intact. Concierge onboarding is available to get an agency fully set up.
