Frequently asked questions

How much can I increase the rent in Ireland in 2026?

From 1 March 2026, national rent control applies to all private residential tenancies in Ireland. The maximum increase is the lower of 2% per year or the Consumer Price Index (CPI) rate of inflation, measured over the period since the rent was last set. This free tool reuses the same rent-cap engine as our Rent Increase Calculator to check your proposed rent against that cap.

How much notice must I give the tenant before the new rent applies?

You must serve a written Notice of Rent Review at least 90 days before the new rent takes effect. The 90 days runs from when the tenant receives the notice. The tool defaults the effective date to 90 days after the service date and warns you if you shorten it below the minimum.

Do I have to send the rent review notice to the RTB?

Yes. A rent review notice must be given to the tenant and a copy sent to the Residential Tenancies Board (RTB) via the RTB Service Centre. From 14 September 2026 the copy is due within 7 days of the date of service, where before that date it had to go on the same day. If the notice is not sent to the RTB, the rent review is invalid. The generated notice includes a statement confirming a copy is being provided to the RTB.

How often can I review the rent?

Rent can only be reviewed once every 12 months. The 12-month period runs from the date the rent was last set, not from the start of the tenancy. The tool flags a warning if your effective date falls within 12 months of the last rent change.

What must a valid Notice of Rent Review contain?

The notice must state the new rent, the date it takes effect (at least 90 days away), and be accompanied by a statement showing how the new rent was calculated. The RTB also requires details of comparable dwellings from the RTB Rent Register. This tool produces the notice with the calculation statement and lets you add up to three comparable properties.

Are new-build apartments or student accommodation treated differently?

From 1 March 2026 only dwellings where development commenced on or after 10 June 2025 — a new or extended apartment complex, or student-specific accommodation — are exempt from the 2% cap and limited by CPI inflation only. Other student-specific accommodation is capped at the lower of CPI or 2%, like any other rental. Tick the relevant box in the form and the rent-cap check adjusts automatically.
