Know who has paid without opening a bank statement

TenantSync connects to your bank through PSD2 Open Banking, matches incoming transfers to the right tenancy, and flags arrears from what the bank actually shows — not from what someone remembered to tick off in a spreadsheet.

The problem

Reconciliation is the job nobody costs properly

Without TenantSync

Someone opens the bank statement, reads down the transfers, and ticks names off a spreadsheet.

Arrears surface when a landlord asks, which is usually weeks after the missed payment.

A payment arrives with a reference nobody recognises and sits unexplained for a fortnight.

Chasing rent means writing the same three emails over and over.

With TenantSync

Transactions sync every six hours and are scored against active leases and open invoices, so the matching is already done when you look.

Arrears are detected from bank data — no matched payment since the last due date — and both you and the tenant are alerted.

Ambiguous transactions go to a review queue with ranked candidates, so you confirm the right tenancy in a click instead of investigating.

Recurring invoices generate on schedule and reminders go out before the due date and after it, without anyone drafting them.

What you get

From bank feed to landlord statement

Built on PSD2 Open Banking against Irish institutions, so the figures come from the bank rather than from data entry.

Connect the account once

Authorise access on your bank’s own screen — AIB, Bank of Ireland, PTSB, EBS, Revolut, N26 and other PSD2 institutions. TenantSync never sees your credentials, and balance and transactions sync every six hours from then on.

Consent handled entirely by the bank

Matching that shows its reasoning

Each incoming transfer is scored against active leases and open invoices on amount, billing period, tenant name, payer aliases, reference tokens and recurring pattern. Confident matches create the payment record and update the invoice.

Match confidence and reasons stored per transaction

Ambiguous ones queue for review with ranked candidates

Nothing is matched silently on a weak signal

Arrears from bank data, not memory

A tenancy with no matched payment since its last due date is flagged as in arrears, and alert emails go to the property owner and the tenant. A three-day cooldown per tenancy stops the same alert repeating within a billing cycle.

Invoicing that reconciles itself

Recurring monthly invoices generate on schedule with PDFs, and reminders go out seven days before the due date, on the day, and three and ten days after. Matched bank payments register against the invoice and move its status automatically.

Matched rent, ready to pay out

Once rent is matched it feeds straight into per-landlord disbursement statements — fees, contractor costs, withholding tax and the landlord’s approval all live on the landlord payments page.

Auditable by design

Every connect, disconnect and refresh is written to an audit log, provider credentials are encrypted at rest, and an aging report shows exactly what is outstanding and for how long.

How it works

Connected in minutes, reconciling by the next sync

Connect your account

Pick your bank and authorise on their screen. The consent is theirs to grant and yours to revoke.

Transactions sync

Balance and transactions pull every six hours and are scored against your active leases and open invoices.

Confirm the ambiguous ones

Confident matches post themselves. Anything genuinely ambiguous waits in a review queue with its candidates ranked.

Statements generate monthly

Matched rent rolls into a per-landlord statement, ready for fees, withholding and approval on the landlord payments side.

Why Open Banking rather than a card gateway

Rent already arrives by bank transfer — read it where it lands

No change for your tenants

Nobody has to move to a new payment method or set up a mandate. They pay as they already pay.

No card fees on rent

TenantSync reads the transfers rather than processing them, so there is no percentage taken out of the rent.

The bank is the source of truth

Arrears and payment status come from what actually cleared, which is the version that holds up in a dispute.

Credentials never reach us

Authorisation happens on the bank’s own screen under PSD2. TenantSync holds a revocable consent, not your login.

FAQ

Rent and payments questions

What agents and landlords ask before connecting a bank account.

AIB, Bank of Ireland, PTSB, EBS, Revolut and N26 are all supported, along with other PSD2 institutions. Connection runs through EnableBanking as the primary Open Banking provider.

Balance and transactions sync every six hours, so a payment typically appears within hours of clearing rather than instantly. Arrears detection runs on the same schedule, which means a missed payment surfaces the same day rather than at month end.

Most do. Each transaction is scored against active leases and open invoices on amount, billing period, tenant name, payer aliases, reference tokens and recurring pattern. A confident match creates the payment record and updates the invoice. Anything genuinely ambiguous goes to a review queue with its candidates ranked rather than being guessed at, and anything with no plausible candidate stays unmatched for you to look at.

No. The Open Banking connection is read-only: TenantSync reads balances and transactions to reconcile them against tenancies. Rent continues to arrive in your own account exactly as it does now, and no card processing fee is taken out of it.

Authorisation happens on your bank’s own screen under PSD2 — TenantSync never sees your credentials and holds only a consent you can revoke at any time. Provider tokens are encrypted at rest, and every connect, disconnect and refresh is written to an audit log.

Rent collected into an agency account is matched to the correct tenancy, and that matched rent then rolls into a per-landlord disbursement statement. Management fees, contractor deductions, non-resident withholding tax and the landlord’s approval link are covered on the landlord payments page.

One on Standard, three on Growth and five on Premium. Enterprise arrangements are set per agency.

No. A tenancy is flagged when there is no matched payment since its last due date, and a three-day cooldown per tenancy stops the same alert repeating inside a billing cycle. Tenants can opt out of SMS separately, and reminder settings are per user.
