What is the national rent cap and how does it affect rent setting?
Rent Pressure Zones were abolished on 1 March 2026 and replaced by a national rent cap that applies to every private residential tenancy in Ireland, wherever the property is. Annual rent increases are capped at 2% per year or the rate of CPI inflation, whichever is lower, unless a valid exemption applies to the dwelling. You must provide a formal rent setting notice to both the tenant and the RTB showing the last rent amount, the date it was set, and how the new rent was calculated.
