Why Every Landlord Must Register with the RTB

Under the Residential Tenancies Act 2004 and its amendments, every private landlord in Ireland is legally required to register each tenancy with the Residential Tenancies Board (RTB). This applies whether you are renting a house, apartment, or room. There are no exemptions for short-term arrangements.

Who Must Register and When

Every landlord letting a private residential property in Ireland must register the tenancy with the RTB within 30 days of the tenancy start date. This applies regardless of lease length — whether a fixed-term lease of one year or a rolling monthly arrangement. Student lets and rooms rented in private homes are also covered in most circumstances.

The 30-day clock starts from the date the tenancy begins, not from when the lease was signed. If a tenant moves in on 1 April, you have until 1 May to register.


What Happens If You Miss the Deadline

Late registration results in an additional surcharge on the standard registration fee. The RTB may also initiate enforcement action against landlords with unregistered tenancies. If a dispute later arises with a tenant, an unregistered tenancy can complicate your position significantly.

Even if the deadline has passed, it is always better to register late than not at all. The RTB accepts late registrations and doing so brings the tenancy into compliance.


Annual Renewal: The Change You May Have Missed

Since 4 April 2022, the RTB moved to an annual registration model. Instead of registering once per tenancy, landlords must now pay an annual renewal fee each year to keep the registration active. The renewal falls on the anniversary of the original registration date.
